Gold Plan

Select One:

  1. Exercise broad discretion in decision making regarding, but not limited to, selecting tenants, signing leases, managing property, waiving late fees, providing financial incentives to secure and retain tenants, contracting for maintenance services, and general management of property; (POWER-OF-ATTORNEY REQUIRED)
  2. Sign leases following screening and Owner approval of applicant; exercise discretion in waiving late fees; (POWER-OF-ATTORNEY REQUIRED)
  3. Forward leases to Owner for signature following screening and Owner approval of applicant;

Includes All:

  • Collect rents and deduct fees and expenses (Limited accounting option);
  • Mail balance of cleared funds to Owner, typically on a monthly or quarterly basis, per Owner’s request;
  • Conduct property inspections, communicate with tenants to determine maintenance needs;
  • Prepare and Process tenant notices and eviction proceedings, may require services of attorney at client’s expense;
  • Process repair & maintenance requests, Contract for shutter installation, Schedule craftsmen, Oversee work, Pay invoices from Owner’s proceeds;
  • Provide monthly or quarterly reports and year-end accounting statements;
  • Provide final inspection & closing statement upon tenants vacating premises;
  • Provide additional services as required by the circumstances or at Owner request. Additional Property Management Fees, if any, will be subject to Owner approval.

Silver Plan

  • Forward leases to Owner for signature following screening and Owner approval of applicant;
  • Prepare and Post 3-Day Notice, Owner conducts eviction process;
  • Receive and Forward repair & maintenance requests to owner;
  • Respond to emergency maintenance concerns as deemed necessary by Management Company;
  • Contract for shutter installation, if time is available after installing shutters for Gold Plan clients;
  • Conduct property inspection when need is indicated;
  • Provide final inspection & closing statement upon tenants vacating premises.
  • Provide additional services as required by the circumstances or at Owner request. Additional Property Management Fees, if any, will be subject to Owner approval.

Away from Home Plan

Owner-Occupied Only — Not Rented

  • Conduct property inspection on Daily, Weekly, Bi-Weekly, or Monthly Basis
  • Check security of doors and windows
  • Collect mail, newspapers, and flyers
  • Respond to emergency maintenance issues
  • Call shutter installation company when there is a hurricane or tropical storm watch or warning in effect and the Owner has previously contracted with a shutter installation company for the service.
  • Flush toilets and run water in sink traps
  • Check AC
  • Change AC Filters provided by Owner
  • Provide monthly or quarterly reports, as requested by owner.
  • Other services requested by Owner
